Full Inspections are performed on Single Family structures, Condominiums and Town houses.
A full inspection includes visual inspection of the structure, exterior, roof, plumbing system, e;electrical system, heating system, air conditioning system, interior, insulation and ventilation, fireplaces and stoves, site and attached garages and carports. This is the type of inspection typically done for a real estate transaction and has recently been brought under state regulation. The law can be found here. The purpose of a full inspection is to determine if there are any structural deficiencies or conditions that could threaten the health of the structure. In the case of a real estate transaction, a full inspection gives the buyer, or seller, information about the structure's condition in order to make an informed decision to complete the purchase or make repairs prior to listing. A Structural Pest inspection is included and specific pest paperwork will be issued upon request.
Inspections are limited to accessible areas and current MLS rules require that the subject structure be left in the condition it is found.
